Preliminary Pre-purchase Surveys

A thorough property inspection is highly recommended (and in some cases required) when considering the purchase of any new or pre-owned property regardless of its age, condition or reputation.

If required, we can carry out an inspection of a property without providing a detailed Building Inspection Report. The advantage of such a service is that a verbal summary of the main shortcomings of the property can be provided immediately after the inspection has been conducted thereby speeding up feedback to the client. A reduced fee for such a service applies.

Certificates of Compliance for your property

Certificates of Compliance are required for all new build work and for any alteration, addition or extension work to an existing property to ensure that all works have been carried out in accordance with Planning Permission  and Building Regulations.

Such certificates can be provided, or in the case of alterations or extensions that do not require planning permission, we can issue an Opinion on Exemption from Planning Permission.

Complete Construction Supervision

This service is used by Clients who require building works to be monitored in stages and to have a Certificate of Compliance provided at the end of the construction work. Frequently, Clients will also require Stage Payment Certificates to be forwarded to their lending institution if the building work is being funded by a loan or mortgage.

Typically, we carry out a predetermined number of site visits at stages agreed with the client, to inspect all building work in order to ensure that it complies with the Building Regulations and with Planning Permission.

Detailed Snag Lists by Experienced Professionals

Snag lists are carried out on newly built residential dwellings and should not be confused with a Pre-Purchase Survey. A snag list is a detailed report, itemising incomplete aspects of the work.

Snag lists are normally undertaken when the purchaser has been notified by the builder/developer that their property is fully complete. It is our experience that there are usually a number of small repairs to be carried out which are not immediately noticed by the client. However, unless these matters are rectified, they start to become apparent over time and the accumulated cost of repair can be substantial.
